Gutter cleaning and repair
Gutters fill with leaves, moss washed off the roof and the odd tennis ball. Once they block, water spills down the wall, and over time that can lead to damp inside, stained brickwork and wet ground against the house. Cleaning clears the gutters and checks the downpipes run free. Repairs deal with leaking joints, sagging runs, broken brackets and sections that have pulled away.
How big the job is depends on how much guttering there is, the height of the house and what’s below it. Conservatories, extensions and bay roofs make access harder. Some firms clean from the ground with a gutter vacuum and a camera on a pole. Others use ladders or a tower. Both can work.
If gutters keep sagging or leaking in the same place, the fascia boards behind them may be rotten, and a repair won’t hold for long. Say if you’ve noticed soft or flaking boards.
On homes built before 2000, gutters and downpipes, particularly on garages, can be asbestos cement. HSE lists them among the places asbestos is commonly found. Leave them alone and mention it when you post.
On a two-storey house especially, leave the ladder work to the tradesperson. It isn’t worth the risk.
What to include when you post
Tell the tradesperson enough to plan access and bring the right kit.
- How many storeys, and roughly how much guttering: front, back or all the way round
- Photos of where water overflows or drips, ideally while it’s raining
- Whether any downpipes are blocked or disconnected at the bottom
- Any conservatory, porch or extension roofs that also need clearing
- Trees nearby, as they affect how quickly the gutters fill again
- Anything below the gutters that makes ladder access awkward, like a glass roof or narrow path
- Whether you’d like photos of the gutters after cleaning
Choosing a tradesperson and what to ask
Ask how they’ll reach the gutters, and whether downpipes and the gullies at ground level are included. A clean that leaves the downpipes blocked hasn’t fixed much.
For repairs, the quote should say what’s being done: new joint seals, replacement brackets, re-aligning a run so it falls to the outlet, or new sections. If your gutters are old cast iron or an unusual profile, ask whether matching parts are available.
Ask whether they’ll bag up the debris and take it away, and whether they’ll show you before and after photos. Check they hold public liability insurance. For repairs, ask what guarantee comes with the work and get it in writing.
If they suggest replacing the fascias as well, ask them to show you why.

Before a tradesperson starts work
Registrations
Some work must be done by a registered professional. Work on a gas boiler, cooker or fire must be done by a Gas Safe registered engineer, which you can check on the Gas Safe Register.
Our business check
Limited companies are checked with Companies House and sole traders upload their insurance certificate. Trade registrations are confirmed by the tradesperson when they sign up.
Get the price in writing
Ask for a written quote that sets out the work and the price before anything starts. Your contract for the work is with the tradesperson.
Questions
What people tend to ask before booking this job. For anything specific to your home, ask the tradesperson who takes it on when they get in touch.
Often once a year, more if you have trees nearby.
Usually. A new seal or joint piece often stops the drip.
Yes. Many firms use a vacuum with long poles and a camera, working from the ground. It suits a lot of houses, though repairs usually still need ladder or tower access.
Often a leaking joint, a crack in the gutter or a gap where it meets the downpipe. It can also be water running behind the gutter because the roof felt doesn't reach far enough into it. A tradesperson can find which.
They can cut down on leaves getting in, but they still need clearing now and then, and fine debris can build up underneath. Ask whether they suit your gutters and the trees around you.
