What an EICR is

An Electrical Installation Condition Report, or EICR, is an inspection and test of the fixed wiring in a property: the consumer unit, circuits, sockets, switches, light fittings and the earthing. It isn’t a check of plug-in appliances. The electrician switches circuits off in turn to test them, so expect the power to be off for part of the visit.

The report lists anything that is unsafe or not up to current standards and grades each item. C1 means danger present, C2 means potentially dangerous, and FI means further investigation is needed without delay. There is also C3, improvement recommended, which doesn’t on its own make the report unsatisfactory. The overall result is either satisfactory or unsatisfactory.

Private landlords in England must have the electrics checked by a qualified person at least every five years. They must give a copy of the report to existing tenants within 28 days of the inspection and to new tenants before they move in. If the report calls for remedial work or further investigation, it must be done within 28 days, or sooner if the report says so, and the landlord must give written confirmation to the tenant and the local council. Social landlords are now covered by the same rules.

Homeowners often have one when buying an older house, before a big renovation, or simply because nobody knows when the wiring was last looked at.

What to include when you post

An EICR quote mostly depends on the size of the property and how many circuits it has.

  • Type of property and number of bedrooms.
  • Whether it is rented, and whether it is let as a house in multiple occupation.
  • When the last report was done, and a copy of it if you have one.
  • A photo of the consumer unit, and whether there is more than one.
  • Any outbuildings, garden offices or outside circuits.
  • Whether tenants are living there and how access will be arranged.
  • Any deadline, such as a tenancy start date, and the days that suit for a visit with the power off.

Choosing an electrician

Ask whether they are registered with a competent person scheme, and whether they carry out inspection and testing regularly. For rented homes, the law says the inspection must be done by a qualified person, and the government guidance points landlords to industry registers, such as the Registered Competent Person Electrical register, to find one.

Things to agree before the visit:

  • How the report will be delivered and how soon after the visit.
  • Whether the price covers the whole installation or a sample of circuits.
  • How any remedial work will be quoted. It should be priced separately so you can compare.
  • Whether a follow-up visit and paperwork confirming the repairs are included.

Be wary of anyone who wants to fix things on the day without telling you what was found first.

Before a tradesperson starts work

Registrations

Some work must be done by a registered professional. Work on a gas boiler, cooker or fire must be done by a Gas Safe registered engineer, which you can check on the Gas Safe Register.

Our business check

Limited companies are checked with Companies House and sole traders upload their insurance certificate. Trade registrations are confirmed by the tradesperson when they sign up.

Get the price in writing

Ask for a written quote that sets out the work and the price before anything starts. Your contract for the work is with the tradesperson.

Questions

What people tend to ask before booking this job. For anything specific to your home, ask the tradesperson who takes it on when they get in touch.

A typical range is £150 to £380 (Best Builders 2026 electrical pricing, 29th August 2026). We ask every GlosFix customer who hires what they were quoted, and once enough have shared it this figure will be replaced by real local quotes. These are figures customers have reported, not quotes from us - we introduce you to a local tradesperson, who will quote for your job.

It depends on the size of the property and the number of circuits. The electrician will need to switch the power off for part of the visit, so let anyone working from home know.

The report grades each item. Anything coded C1 (danger present), C2 (potentially dangerous) or FI (further investigation needed) makes the report unsatisfactory, and should be put right before the installation is considered safe. If you're a landlord, that work must be done within 28 days or sooner if the report says so.

People often use the names for the same thing. Strictly, an EICR is a report on the condition of existing wiring. An Electrical Installation Certificate is issued when new electrical work is done, such as a rewire or a new consumer unit.

A copy of the report to existing tenants within 28 days of the inspection, and to new tenants before they move in. If remedial work is needed, you must give the tenant and the local council written confirmation once it's done, within 28 days of the work being completed.

There is no legal requirement for owner-occupiers. The report itself gives a recommended date for the next inspection, which depends on the age and condition of the installation. Many people have one when they buy a house or before major work.
