Replacing a boiler

A like-for-like replacement usually means draining the system, taking out the old boiler, fitting the new one, connecting the gas, water and flue, then flushing the system and commissioning it. The job grows if you want the boiler moved, the flue rerouted, or a change of system, for example swapping a regular boiler, cylinder and loft tanks for a combi. Older systems full of sludge may need a thorough clean before a new boiler goes on, and sometimes the gas pipe to the boiler needs upsizing.

Fitting a gas boiler is gas work, so by law it must be done by a Gas Safe registered engineer. The back of their Gas Safe ID card lists the types of gas work they’re qualified to do, or you can look them up at gassaferegister.co.uk.

A new boiler also has to meet Building Regulations, including minimum efficiency, which for a gas boiler usually means a condensing model. The engineer notifies the job to your local council through Gas Safe Register, and you should then receive a Building Regulations Compliance Certificate. Keep it, as you may need it when you sell.

Since October 2022, a carbon monoxide alarm should be fitted when a new gas, oil or solid fuel boiler is installed. Ask whether it’s in the quote.

What to include when you post

A few details up front save a wasted visit and help an engineer give you a firmer price.

  • The make, model and rough age of your current boiler, with a photo
  • What you have now: a combi, or a boiler with a hot water cylinder and tanks in the loft
  • Whether you want the new boiler in the same place or moved
  • A photo of where the flue comes out on the outside wall
  • How many bedrooms and bathrooms, and roughly how many radiators
  • Any existing problems, like radiators cold at the bottom or noisy pipes
  • Access issues, such as a boiler in the loft or a tight cupboard, in the access notes

Choosing an engineer

Check the engineer is Gas Safe registered and that their card covers gas boilers. Then get a written quote that sets out:

  • the make and model of boiler, the length of the manufacturer’s warranty, and whether they’ll register it for you
  • whether flushing the system, a filter, new controls and a carbon monoxide alarm are included
  • removal of the old boiler and any tanks or cylinder coming out
  • making good, such as filling the old flue hole

When the work is finished, the engineer should fill in the Benchmark commissioning checklist in the boiler manual and show you how the controls work. Keep the checklist with your compliance certificate, as the manufacturer may ask for it if you claim on the warranty.

Questions

What people tend to ask before booking this job. For anything specific to your home, ask the tradesperson who takes it on when they get in touch.

A typical range is £1,800 to £3,500 (Heatable, median £2,300 from 2,000 quotes, 1st August 2026). We ask every GlosFix customer who hires what they were quoted, and once enough have shared it this figure will be replaced by real local quotes. These are figures customers have reported, not quotes from us - we introduce you to a local tradesperson, who will quote for your job.

Only a Gas Safe registered engineer. You can check any engineer's registration at gassaferegister.co.uk before work starts, and the back of their ID card shows which types of gas work they're qualified for.

Ask what manufacturer's warranty comes with the boiler and whether the engineer will register it for you, as some warranties depend on that. Most also depend on the boiler being serviced in line with the manufacturer's instructions.

Yes. Installing a new boiler is notifiable work. A Gas Safe registered engineer can notify it to your local council through Gas Safe Register, and you should then receive a Building Regulations Compliance Certificate. If it doesn't arrive, ask the engineer.

It depends on your home. A combi heats water as you use it and frees up the airing cupboard, but it can struggle if two showers or taps run at once. With more than one bathroom, a system boiler and cylinder may suit you better. Ask the engineer to explain the options before you decide.

It's a clean of the heating system to clear sludge and debris from the pipes and radiators, so the new boiler isn't damaged by dirty water. How thorough it needs to be depends on the state of your system. Ask the engineer what they're recommending and why, and whether a filter will be fitted to keep it clean afterwards.
