What a boiler service covers

A service checks that the boiler is running safely and efficiently. The engineer usually tests the combustion with a flue gas analyser, checks the flue and its seals, the gas pressure and the controls, inspects the parts inside the boiler and cleans what needs cleaning. They should record what they did in the service section of the Benchmark checklist at the back of the boiler manual.

Most manufacturers recommend a service once a year, and many warranties depend on it. If your boiler is still under warranty, read the terms, as some set out when the service has to be done.

Work on a gas boiler must be done by a Gas Safe registered engineer. Oil boilers need an engineer who works on oil systems, which not every gas engineer does.

If you rent the property out, a service isn’t the same thing as a landlord gas safety check. Landlords must have the gas appliances and flues they provide checked every 12 months by a Gas Safe registered engineer, give existing tenants a copy of the record within 28 days, and keep records for two years. Many engineers can do both on the same visit.

While the engineer is there, it’s a good time to check you have a working carbon monoxide alarm.

What to include when you post

A service is a routine job, so the main thing is helping the engineer turn up with the right parts and paperwork.

  • The make and model of the boiler, with a photo
  • Whether it runs on mains gas, LPG or oil
  • When it was last serviced, and whether it’s still under warranty
  • Anything you’ve noticed: odd noises, pressure dropping, fault codes, radiators not heating properly
  • Whether you also need a landlord gas safety record, and for which appliances
  • Where the boiler is, and anything that makes it awkward to reach
  • Days and times that suit you

Choosing an engineer

Check the engineer is Gas Safe registered and that their ID card covers the kind of appliance you have. Before the visit, ask:

  • what the service includes, and whether it follows the manufacturer’s service instructions
  • whether parts are extra if something needs replacing
  • whether they’ll fill in the Benchmark service record
  • if you’re a landlord, whether they’ll issue the gas safety record on the same visit

Keep a record of every service, as the manufacturer may want to see them if you claim on the warranty. If the engineer tells you an appliance is unsafe, don’t use it again until it has been checked and put right by a Gas Safe registered engineer.

Registrations

Some work must be done by a registered professional. Work on a gas boiler, cooker or fire must be done by a Gas Safe registered engineer, which you can check on the Gas Safe Register.

Our business check

Limited companies are checked with Companies House and sole traders upload their insurance certificate. Trade registrations are confirmed by the tradesperson when they sign up.

Get the price in writing

Ask for a written quote that sets out the work and the price before anything starts. Your contract for the work is with the tradesperson.

Questions

What people tend to ask before booking this job. For anything specific to your home, ask the tradesperson who takes it on when they get in touch.

A typical range is £70 to £120 (Aquila Plumbing 2026 guide, 1st August 2026). We ask every GlosFix customer who hires what they were quoted, and once enough have shared it this figure will be replaced by real local quotes. These are figures customers have reported, not quotes from us - we introduce you to a local tradesperson, who will quote for your job.

Most manufacturers recommend once a year. Check your boiler's warranty terms, as some require a yearly service to stay valid.

No. Landlords must have a gas safety check every 12 months, give existing tenants a copy of the record within 28 days, and keep records for two years. Many engineers can do both on the same visit, so ask when you arrange it.

Not a gas boiler. The engineer must be Gas Safe registered for that type of appliance, and plenty of plumbers don't do gas work. Check the back of their ID card or search gassaferegister.co.uk.

No. A service is an inspection, test and clean. If the engineer finds a fault or a worn part, fixing it is usually a separate job with its own price. Ask them to explain what they found and how urgent it is.

It's sensible in any home with a gas, oil or solid fuel appliance. In rented homes in England, landlords must fit one in any room used as living accommodation that has a fixed combustion appliance such as a boiler (gas cookers are excluded). A new boiler installation should also come with one.
